1. Introduction and acceptance of terms

- Electrical fault checks
- Painting and decorating
- Garden and exterior upkeep
- End-of-tenancy repairs
- Handyman services
We may provide services based on a quotation, estimate, work order, booking confirmation, or other agreed instruction. Any services outside the originally agreed scope may require additional charges and revised timing.
We reserve the right to decline any work that is unsafe, unlawful, beyond our competence, or requires specialist certification, licensing, permissions, or equipment not reasonably available to us.
Any estimates provided are based on the information available at the time and may change if the condition of the property, access, materials, or required labour differs from what was described or reasonably expected.
3. User obligations and responsibilities
You agree to:
- Provide accurate, complete, and timely information relevant to the requested services;
- Ensure safe, lawful, and reasonable access to the property, including access to all necessary areas and utilities;
- Obtain any landlord, tenant, management company, or third-party approvals required for the work;
- Ensure that the property is suitable for the intended services and that hazards are disclosed in advance, including asbestos, mould, vermin, structural instability, concealed wiring, water leaks, gas issues, and other known risks;
- Remove or secure personal belongings, valuables, pets, and fragile items where appropriate;
- Ensure that any necessary electricity, water, gas, or other utilities are available unless otherwise agreed;
- Use the services only for lawful purposes and not require us to undertake unlawful, fraudulent, or unsafe work;
- Promptly notify us of any concern, defect, or complaint relating to the services.
You are responsible for any delays, additional costs, or inability to complete the services resulting from your failure to meet these obligations.
4. Payment terms and conditions
Unless otherwise agreed in writing, fees for services are payable in accordance with the quotation, invoice, or booking confirmation issued by Cloverstone Property Services Limited.
- Prices may be quoted as fixed fees, hourly rates, day rates, call-out fees, or estimates, depending on the nature of the work.
- All prices are exclusive of any applicable taxes, levies, or charges unless expressly stated otherwise.
- Where materials are required, we may charge for materials separately or include them in the overall price, as stated in the relevant quotation or invoice.
- If a quotation is based on limited information, additional charges may apply if further work, parts, or labour become necessary.
- Payment is due by the date specified on the invoice or, if no date is specified, immediately upon completion of the services.
- We may require a deposit or advance payment before commencing work.
- Late or overdue payments may result in suspension of services, cancellation of bookings, and recovery of reasonable collection costs and interest where permitted by law.
If payment is made by card, bank transfer, cash, or any other method accepted by us, you are responsible for ensuring that the payment is authorised and completed in full.
We reserve the right to retain title to any goods, parts, or materials supplied until full payment has been received, to the extent permitted by law.
5. Cancellation and refund policy
You may cancel or reschedule an appointment by providing reasonable notice. Cancellations made close to the scheduled visit may incur a cancellation fee, particularly where time has been reserved, travel has occurred, materials have been purchased, or subcontractors have been engaged.
- If you cancel after work has begun, you may be charged for all work completed up to the point of cancellation, including materials and any committed costs.
- If access is not provided at the agreed time, or if work cannot proceed due to circumstances within your control, a call-out fee, cancellation fee, or waiting charge may apply.
- Refunds, if any, will be considered on a case-by-case basis and only where services were not provided in accordance with the agreed scope and subject to any legal rights you may have.
- Where materials have been specially ordered or work has been partially completed, those costs are generally non-refundable.
Nothing in these Terms limits any statutory rights you may have that cannot be excluded by law.
6. Liability limitations
To the maximum extent permitted by law, Cloverstone Property Services Limited shall not be liable for:
- Any indirect, incidental, special, punitive, or consequential loss or damage;
- Loss of profit, loss of business, loss of opportunity, loss of goodwill, or loss of data;
- Damage arising from inaccurate instructions, undisclosed defects, hidden conditions, or pre-existing faults;
- Delays caused by weather, supply shortages, access issues, third-party delays, or events beyond our reasonable control;
- Any loss or damage caused by items, materials, fixtures, or equipment supplied by you or selected against our advice;
- Any damage resulting from work requested by you where we have warned you of the risk and you instructed us to proceed.
Our total aggregate liability arising out of or in connection with any services supplied under these Terms shall be limited, to the extent permitted by law, to the amount paid by you for the specific service giving rise to the claim.
Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any other liability that cannot be excluded under applicable law.
7. Intellectual property rights
All intellectual property rights in our business materials, including quotations, templates, photographs, reports, written guidance, branding, and website content, remain the property of Cloverstone Property Services Limited or its licensors, unless otherwise agreed in writing.
You may not copy, reproduce, distribute, modify, publish, or exploit our materials for commercial purposes without our prior written consent.
Any documents, reports, or recommendations provided to you are supplied for your own internal use in connection with the relevant service and must not be altered or used in a misleading way.
8. Data protection and privacy
We collect, use, and store personal data in connection with our services, including contact details, property information, billing information, service history, and communications.
We will process personal data in accordance with applicable data protection laws and our privacy practices. We may use personal data for purposes including:
- Providing and administering services;
- Managing bookings, quotations, invoices, and payments;
- Responding to enquiries and complaints;
- Maintaining business records;
- Meeting legal, regulatory, accounting, and tax obligations.
Where necessary, we may share limited personal data with trusted third parties such as payment processors, subcontractors, insurers, professional advisers, or technical service providers, subject to appropriate confidentiality and legal safeguards.

9. Force majeure
Cloverstone Property Services Limited shall not be liable for any failure or delay in performance caused by events beyond our reasonable control, including but not limited to severe weather, fire, flood, accident, illness, labour disputes, utility outages, supply chain disruption, transport interruption, government action, civil disturbance, or acts of third parties.
Where a force majeure event occurs, we may suspend, postpone, or cancel services without liability, although we will make reasonable efforts to notify you and rearrange the work where practicable.
10. Changes to terms
We may update or amend these Terms from time to time. Any changes will take effect when posted, communicated, or otherwise made available to you, unless a later effective date is stated.
Your continued use of our services after any update constitutes acceptance of the revised Terms. If you do not agree with the revised Terms, you should stop using our services and, where applicable, contact us regarding any outstanding booking or account.
11. Applicable law and jurisdiction
These Terms and any dispute or claim arising out of or in connection with them, their subject matter, or their formation shall be governed by and construed in accordance with the laws applicable in Ireland, unless mandatory local law requires otherwise.
Subject to any mandatory consumer protection rules or other non-excludable legal rights, the courts with competent jurisdiction in Ireland shall have exclusive jurisdiction to hear and determine any dispute arising under or in connection with these Terms.

13. Severability clause
If any provision of these Terms is held to be invalid, unlawful, or unenforceable by a court or other competent authority, that provision shall be deemed modified to the minimum extent necessary to make it valid, lawful, and enforceable, or, if that is not possible, severed from these Terms.
The remaining provisions shall continue in full force and effect.
Entire agreement: These Terms, together with any written quotation, invoice, work order, or other written agreement expressly incorporated by reference, constitute the entire agreement between you and Cloverstone Property Services Limited in relation to the services, to the extent permitted by law.
